**GENERAL RULES Please always be respectful of our property and and considerate of our neighbors. No outside shoes on past the Mudroom at the Back Door or past the Front Door area in the Dining Room. We expect you will treat our home and everything in it as if it is your own. Prior to leaving please return items where you found them so they will be available for us and our future guests. **DAMAGE OR LOSS TO PROPERTY If something breaks or goes missing during your stay, please let us know. Our priority is to repair or replace items as soon as possible for the next guests, rather than focusing on charging you. We understand that accidents happen and will be fair and reasonable—minor mishaps are unlikely to incur a charge. However, for more significant damage or loss, we reserve the right to charge for repairs or replacements. **NUMBER OF GUESTS The house sleeps 6 people maximum. All guests must be listed in the reservation. You can welcome additional guests over, for a maximum of 10 people at the property, inside and out, at any one time. No parties. Gatherings should be a reasonable volume and considerate of neighbors, especially during Quiet Hours. **QUIET HOURS - 10pm to 7am Please be mindful of your noise during Quiet Hours, inside and out. There are nearby neighbors and also an attached apartment unit at the back of the house with a long term tenant. The apartment is below the navy blue Bedroom, and shares walls with the Dining Room and Den. **OUTSIDE SPACES Enjoy the outside on the Front Deck or Front Yard. Please do not hang out in the back of the house. There is the attached apartment unit and our neighbor's house back there. **FIRE PIT Burning Bans - During droughts, the Town of Conway may establish an outdoor burning ban. If that is in place, unfortunately, you are unable to use the fire pit. We will notify you if a ban is in place. Please enjoy the fire pit responsibly. Do not throw trash, metal, or glass into the fire pit. When done, please remove cooled ash or remaining sticks to the metal trash can by fence nearby. There is a scoop in the trash can. **SMOKING & VAPING No smoking or vaping inside the house or outdoor near doors and windows. If you’d like to smoke, please do so only outside on the Front Deck or Front Yard. Discard butts in the trash after ensuring they’re completely out. **CONSUMABLE AMENITIES Please Use Consumable Amenities Responsibly. To make your stay more comfortable, we provide basic consumable amenities such as laundry detergent, cooking oils, K-Cup coffee, shampoo, and cotton swabs. You’ll also find a “Forget Something?” basket with personal care items like toothbrushes, flossers, and razors—just in case! We kindly ask that you take only what you reasonably need and not stock up for later. We’re a family sharing our home, not a large management company, and we want to continue offering these thoughtful extras to all our guests. **PETS We welcome dogs and cats only. A maximum of 2 pets per stay is allowed. Each pet more than 2 will incur a $150 fee per pet per night. Pets are not allowed up on furniture, including but not limited to couches and beds. Pets left alone inside the property without human supervision must be crated - you must provide own crate. Pick up and bag all pet waste, and place in black wheelie bin outside. **DRUGS & ALCOHOL Use or possession of illegal substances anywhere on the property is strictly forbidden. You must be 21 years or older to consume or possess alcohol anywhere on the property. Please drink responsibly. **ADDITIONAL CLEANING FEES Smoking or vaping in the house will incur an additional cleaning fee of at least $300. Any bodily fluid cleanup or pet waste cleanup will incur a bio hazard fee of $150. **EARLY CHECKIN Early Checkin may be available, but requires written agreement by Host/Owner. Early Check In will be subject to a fee of $15/hour (example: early check in 2 hours before standard check in is $30 fee). Owner/Host reserves the right to adjust fees. **LATE CHECKOUT Late Check Out may be available, but requires written agreement by Host/Owner. Late Check Out will be subject to a fee of $15/hour (example: late check out 2 hours after standard check out is $30 fee). Late check out WITHOUT prior permission may be billed at $50 during the first hour and $100 at the start of the second hour. After 2 hours you will be billed for an additional night and any cost incurred to accommodate incoming guests. **FORGOTTEN PERSONAL ITEMS If you have left something behind at the house after your stay, and request to have it shipped to you, that will come with a fee of $20 plus the cost of shipping. The fee compensates our housekeeper for the extra time finding and shipping the item. **EXERCISE EQUIPMENT Use of exercise equipment should be done responsibly. Please be mindful of walls, windows, mirrors, the ceiling, and ceiling fans when using weights, to avoid damage. Please return equipment to where and how you found it. Please wipe down all equipment after use. **TAMPERING WITH DEVICES Tampering with or disabling any technology in the house will lead to reconnection fees of $50 per device and may result in an immediate checkout without refund. This includes but is not limited to cameras, locks, internet, cable, locks, TVs, appliances, smoke and CO detectors etc. **CRYPTO MINING Our home is meant to be a relaxing retreat during your visit to North Conway, not a place to run power-hungry equipment. Crypto mining is strictly prohibited due to its excessive electrical consumption. You will be billed the difference from our typical monthly electrical bill, plus a fee.
